The way to tell the general health of any company is to obtain the Experience Modification Factor (E-Mod or EXP MOD) for the past five years. This is represented as a number, most often between .5 to 2.0.

Background

The insurance industry has developed a system to reward workers compensation policyholders who have a better than average loss experience. For those entities that qualify, based on the minimum premium requirements, the experience rating plan is mandatory. The heart of the plan is the E-Mod, which is a number developed by a complex formula including premiums, claims cost, and exposure types.

For the majority of states, the number is promulgated annually for each workers compensation policyholder in the US by the National Council on Compensation Insurance, Inc. (NCCI). For non-participating states, the same data is developed by a state agency. Essentially, workers compensation E-Mod calculations operate under the law of large numbers, because the experience of a given class is a combination of a large number of homogeneous exposure units.

Workers compensation insurance is based on a premium charge for each $100 of payroll in each different category of employee or class code. For instance, in a typical company there may be clerical, administrative, outside sales, etc. class codes for employees. The total workers compensation premium for a specific policy is the sum of the total of the premium for each class code, subject to some modifications.

Summary

The average E-Mod for any class is 1.0. If the E-Mod is 2.0 for a specific company, they have incurred twice the losses of the average for their group, and your question should be why. If a company has an E-Mod of 0.5, they are 50 percent better than the average company in their business and are operating a very efficient company.

Reviewing the E-Mod for the past five years will give you a very good picture of how the company has been operating. To illustrate, often an insurance broker will ask for the recent E-Mod calculations when quoting other lines of coverage, because they know the E-Mod presents a good picture of a companys overall health.

I have experienced the results in both extremes. The most notable was when a company I was with announced the closing of a small office, and four of the six employees suddenly had on-the-job injuries. This was obviously a management or human resources issue that manifested as a workers compensation issue.

Alternatively, I have seen divisions within companies where the on-the-job injuries were very rare because of the tone set by the manager of the division or section. When a manager is a true leader, the employees are treated well and respond accordingly. One look at the statistics for a company and it is evident who the best managers are.

The very best way to create an effective work environment and reduce the expense of on-the-job injuries is when top corporate management sets the tone and makes efficiency (safety) a part of the corporate culture.

How To Use Public Events To Explode Your Customer List

You’ve started your new business or you are looking for a way to connect with more customers. Customers are the life blood of any business, whether you have a small store, an online business, you are a direct seller or network marketer.

Have you considered setting up at public events to build your customer list? Trade shows, expos, country fairs, markets, craft shows and other various events which are open to the public and have vendors are a great place to promote your products and meet new people. People who will potentially buy from your or use one of your service.

Here’s how to use public events to explode your customer list:

Never sit down in your booth and never look busy, people will not want to bother you so they’ll walk on by. Plain and simple, you can’t meet people when you are sitting on your behind, which is the purpose of you being there.

Do not eat in your booth, again people won’t want to bother you and it’s hard to talk to someone when you mouth is full. Have someone spell you off while you go enjoy a meal or a snack.

Be friendly, greet everyone who looks you in the eye, and try and catch the attention of those who don’t. You are here to meet people and start building a relationship with them. People do business with people they like.

Bring plenty of business promotional materials; catalogs, brochures, business cards, samples etc. Make sure to collect the name and contact information of everyone who takes your materials. The easiest way to collect this information is to have a draw. List your services on the draw form so they can check off which ones interest them as well as their preferred method of communication.

Make sure that you bring plenty of stock to the event. You don’t want to run out of inventory near the beginning of an event. You can’t sell what you don’t have and people are more likely to purchase something they can take home with them. Again, you will want to ask for the name and contact information of anyone you sell to at the event so you can enter their name in your draw. A thank you note after the event is a nice touch and one that people will remember.

An important note about adding people you meet at public events to your email list, ezine or newsletter. It’s always best to use a double opt-in system to protect yourself from being labeled as a spammer. Simply explain to your event visitor, they’ll receive an email confirmation for their request and that they must click the link to receive the information.

Here are some tips on how to be a great neighbor at these types of events. Get to know the other vendors, be friendly and helpful as they can be a good resource to find other good events. Do not block your neighbor’s booth or allow your customers to block it either. Ensure your booth fits within the confines of your allocated space and never encroach on your neighbor’s real estate. Do not talk to customers who are looking at your neighbor’s booth or talking to your neighbor, this is seen as rude and intrusive by the neighbor and could cause them to lose a sale.

Last but not least, never break down your booth prior to the official close time of the event. This will trigger other participants to pack up their booths and kills the show for those participants who are still trying to do business.

Keep in mind the main purpose of doing public events is so you can meet new prospective customers and/or business leads and add them to your list. You may have heard the saying, “The money is in your list!” However, the fortune in in the follow up so this only holds true if you actually contact the people on your list.

Pro Foreclosure Investing Strategies Explained

At some point in every foreclosure investor’s career, they are going to knock on a house in foreclosure and be told by the homeowner that the bank made a mistake and there really is no foreclosure happening.

Banks make mistakes all the time. Maybe the homeowner is telling the truth, maybe not. Sometimes it doesn’t really matter.

I’ll give you my 2 cents on the topic but before I do, I have a couple of questions for you.

What do you do after the homeowner tells you it’s a mistake or that they have it taken care of? Maybe the million dollar question is what should you before you knock on the door or make any kind of contact?

Me? I do a quick and dirty Ownership & Encumbrance Report (O&E) using my own proven system to see if there are any junior liens before I even leave my driveway or pick up the phone. You see, if there’s a deal to be made there, I want to make it happen asap.

If you can buy a junior position with plenty of room for profit, it doesn’t really matter if the homeowner is cooperative or if they tell me to go pound sand because I’m already looking at a potential payday.

The homeowner cuts a deal with another investor or cures the default? Fine, you’ll get paid the full value of your Note, judgment, etc. It goes to sale and gets bid up? Great. You’ll be looking at collecting the overbid without ever touching the house.

If you’re dealing with a property in a state without a redemption period and there’s serious money on the line, you’ll want to either be at the sale or have someone there on your behalf to make sure the bidding goes as planned.

What if you buy a junior lien and then drive by the property and see a For Sale sign in the yard? That’s awesome because they’re making a valliant effort to sell the place and you should stop and chat with the homeowner (for a number of reasons). If there’s a Sale Pending sign visible, you’ll definitely want to call the agent to ask if it looks like it’s really going to close or if they’re taking back up offers to see how close you are to that payday.

Lots of different angles to play in that situation. Personally, I just want be somewhere around the intersection of a couple of them.

I suppose that’s a little different from how you’ve probably been approaching the whole homeowner rejection thing but it works really well for me and it will definitely work for you!

Does it work 100% of the time? Nope, but it doesn’t have to, if that makes sense to you. Even if this killer strategy only worked a handful of times per year (which it’s actually much more!), your bank account will grow exponentially with minimal effort, oftentimes without even seeing the house!
